Real Estate - Is it a Mistake to Re-Finance?

Many homeowners make the mistake of thinking re-financing is always a viable choice. This is not always true and homeowners can actually make a significant financial mistake by re-financing at an inopportune time. There are a few classic examples of when re-financing is a mistake. This occurs when the homeowner does not stay in the property long enough to recoup the cost of re-financing and when the homeowner has had a credit score which dropped since the original mortgage loan. Other examples are when the interest rate has not fallen enough to offset the closing costs connected with re-financing.

Recouping the Closing Costs

To determine whether or not re-financing is worthwhile, the homeowner should think about how long they would have to retain the property to recoup the closing costs. This is important especially in the case where the homeowner intends to sell the property in the near future. There are re-financing calculators readily available that advise homeowners how long they will have to retain the property to make re-financing worthwhile. These calculators require input such as the balance of the existing mortgage, the existing interest rate and the new interest rate. The calculator returns results comparing the monthly payments on the old mortgage and the new mortgage and also presents information about the amount of time required for the homeowner to recoup the closing costs.

When Credit Scores Drop

Most homeowners think a drop in interest rates immediately signals that it is time to re-finance the home. However, when these interest rates are combined with a drop in the credit score for the homeowner, the resulting re-financed mortgage may not be favorable to the homeowner. Therefore homeowners should carefully consider their credit score at the present time in comparison to the credit score at the time of the original mortgage. Depending on the amount interest rates have dropped, the homeowner may still benefit from re-financing even with a lower credit score, but it is not likely. Homeowners can take advantage of free re-financing quotes to get a rough understanding of whether or not they will benefit from re-financing.

Have the Interest Rates Dropped Enough?

Another common mistake homeowners often make in regard to re-financing is re-financing whenever there is a substantial drop in interest rates. The homeowner must first carefully evaluate whether or not the interest rate has dropped enough to result in an overall cost savings for the homeowners. Homeowners often make this mistake because they neglect to think about the closing costs associated with re-financing the home. These costs may include application fees, origination fees, appraisal fees and a variety of other closing costs. These costs can add up quite quickly and may eat into the savings generated by the lower interest rate. In some cases the closing costs may even exceed the savings resulting from lower interest rates.

Re-Financing Can Be Beneficial Even When It is a “Mistake”

In reality, re-financing is not always the ideal solution, but some homeowners may still opt for re-financing even when it is technically a mistake to do so. This classic example of this type of situation is when a homeowner re-finances to gain the benefit of lower interest rates even though the homeowner winds up paying more in the long run for this re-financing option. This occurs when either the interest rates drop slightly but not enough to result in an overall savings, or when a homeowner consolidates a significant amount of short term debt into a long term mortgage re-finance. Although most financial advisors may warn against this kind of financial approach to re-financing, homeowners sometimes go against conventional wisdom to make a change which may increase their monthly cash flow by reducing their mortgage payments. In this situation the homeowner is making the best possible decision for his own personal needs. Copyright 2008 Promotions Unlimited – websitetrafficbuilders.com. All rights reserved

Financing Your Small Business

If there were only two reasons for a business to fail they would be poor financing and poor management or planning. You can’t over-emphasize the importance of financing your business. Financing the business is not a one time activity as some might think. It is necessary whenever the need arises such as when expanding, modernizing etc. At this stage you need to understand the importance of exercising extreme caution and plan the utilization of capital. A wrong decision here can haunt your for the life of your business.

Are You Sure You Want To Raise External Funds?

For start-ups, it’s understandable that you need to raise capital through loans. But what about expansions and upgrades? Make sure that external financing is an absolute must before you apply. It is critical that you organize your finances at transitional stages but only after you make sure that you can’t do it yourself, either permanently or for some time. Equally important are the criteria of risk, the cost of not financing and how well it contributes to specific and overall goals of the company.

FINANCING TYPES

Equity Financing: Equity financing involves selling off of your shares (mostly partially) in return for cash and giving away that portion of ownership and rights to profits. Equity financing can be sought from private investors or venture capitalists. This brings about proper capitalization opening access to debt financing. Equity finance doesn’t need to be returned like loans unless your partner wants to withdraw.

Debt Financing: Debt financing is loan financing against some kind of guarantee of repayment. The guarantee can be collateral, a personal guarantee or a promise. Lenders restrict the use of debt finance to inventory, equipment or real estate. You need to properly structure the debt and the rule of thumb for doing so is giving long term debt for fixed asset loans and short term for working capital. The reason is that fixed assets generate cash flow over their lifetimes and have the benefit of lower interest rates as opposed to working capital loans.

Sources of Finance:

You can choose finance sources depending on your circumstances and the amount required.

1. Family and Friends: Small and short-term working capital requirements can be financed quickly through your own resources or through family and friends. The benefit here is the absence of the interest component (mostly.) This method of raising finances is handy even in early stages of business. You should be mindful, though, that disputes over money are the main reason that close relationships turn sour.

2. US Small Business Administration: This is the most prominent source for debt financing. The SBA doesn’t lend money directly but organizes and guarantees loans through various lenders and sources under its umbrella. Local governments, banks, private lenders, etc. disburse loans immediately to businesses approved by the SBA. SBA loans are available for various business purposes and at the lowest interest rates available.

3. Venture capital: Raising venture capital is organizing financing through selling shares whose value equals the finance you require. Essentially this means selling a portion of the ownership and control rights. It is essential that a proper valuation of your business’s worth is made before the deal is done.

Financing a business shouldn’t be hard provided you have established your credentials as a good manager, have collateral/assets, a convincing cash flow statement, genuine need, a proven track record, good credit history and a robust plan. This should not just save your business from collapsing but also allows it to grow and succeed.

How Your Business Can Best Use Direct Mail Advertising and Marketing in Miami FL

The United States Postal Service sent out a document on “Ways Your Business Can Use Direct Mail.” It contains valuable tips that should be taken seriously by businesses throughout the United States, including businesses based locally in Miami FL. Postal services are very valuable indeed for bulk mail advertising and marketing and other business mailing services such as catalog mailing.

According to the USPS document, more than $31 billion dollars are spent every year in the United States for direct mail marketing. That in itself is proof of how effective direct mail advertising and marketing is as a way of reaching customers. If it has not been proven effective, cost-conscious businesses would not use it. After all, the bottom line of every business is profitablility.

Unlike mass media campaigns which are more expensive and reach out to a very wide audience, direct mail advertising and marketing can be very economical and can target specific individuals meeting certain criteria based on the company’s campaign objectives. This way, the direct mail advertising and marketing campaign becomes more cost-effective. Since these individuals have been chosen based on their need for the product or service being sold, the possibility of a sale per cost of marketing is higher.

Direct mail advertising and marketing can be scaled according to a company’s budget. Even if a firm can afford a large scale direct mail advertising and marketing campaign, a small scale version could first be launched to test, track and measure responses and, based on that, to predict the revenue from the more massive campaign. This further ensures profitability. A company can very efficiently measure its return on investment on each campaign.

If a business still does not have a clear idea of the demographics that it should target, it could, perhaps, base its initial mailing on more general criteria such as location. The direct mail advertising and marketing campaign itself could then generate qualified sales leads if it includes a reply function that encourages immediate response.

Through direct mail advertising and marketing, a company can introduce its products or services to prospective customers, establishing better brand recognition and recall. The printed material can give more extensive information that the prospective customer can use as basis for making a purchase decision. The direct mail advertising and marketing campaign can also give the customer several options to purchase the products or services conveniently. An order form could be included in the mailing. The customer can mail back the form immediately. Alternatively, the mail could also include instructions on buying the product or service online or through a phone call. This could lead to an instant sale.

Direct mail advertising and marketing is used not only for prospective customers but also for existing customers, as well. Companies can introduce new products or other existing product lines to current customers. The direct mail advertising and marketing campaign can also be used to provide a venue for feedback and dialogue so as to maintain and further strengthen customer relations. Loyal customers can be rewarded by being informed of new products or sale items ahead of others and, perhaps, by including some discount coupons in the direct mail.

Of course, a direct mail advertising and marketing campaign can be used to complement and even enhance all other advertising and marketing efforts of a company.

Even the smallest business can make the most of bulk direct mail advertising. If you need assistance in fulfillment services such as pre-folding, addressing and presort services, you might want to consider using the services of a mail house. There are mail houses offering full business mailing services in Miami FL.

Scalability: Why Small Businesses Outsource

Mature industries like banking, pharmaceuticals and insurance have been outsourcing for decades – even before the term became popular. These verticals have standardized processes in their industries which enable them to easily scale – based on the economy and market conditions.

Because outsourcing has become available to small business owners and online professionals, you can now expect the same level of scalability, efficiency and cost savings that exists in other well-managed businesses that leverage outsourcing.

According to a report titled “Global Sourcing Trends in 2009” by U.S.-based law firm Morrison and Foerster:  Most outsourcing transactions intend to produce immediate improvements to the bottom line for businesses. While this is a common reason to outsource, with fluctuating economic times like we have been experiencing lately, the flexibility to scale up or scale down (based on the business’s needs) has been the determining factor to outsource.

Smart executives are using outsourcing to build flexibility and scalability into their businesses—and to gain access to a global pool of skills at competitive cost.

The recent economic downturn led many companies, especially those who don’t have existing outsourcing contracts, to consider outsourcing. But companies who already have outsourcing agreements are re-evaluating their outsourcing decisions to find providers that offer more business continuity and integration.

In an environment where Fortune 500 companies have disappeared overnight, a successfully executed outsourcing partnership could make the difference in a company’s ability to ride out these challenging times. The flexibility to bring on needed help and expertise in times of growth – without committing to a project contract or adding people to the payroll, has been an invaluable solution to the small business owner and online professional. In addition to providing scalability, this also allows the owner to focus on core competencies of the business.

Outsourcing provides businesses with instant scalability and service flexibility, as well as reducing overhead costs.  One of the major advantages of outsourcing is that companies can now get the best from new developments without the expense.

In terms of new technologies, new processes and new ways of doing things, you don’t have to invest to do that in-house.  Outsourcing is also particularly beneficial for new businesses, or those looking to expand their operation. This includes those who do not necessarily know what hardware or software they will need.

Outsourcing providers with more experience should be able to advise companies about where to spend their money, so that they do not waste time and resources.

Any hesitation to outsource may be affecting your company’s chances to effectively scale for growth in this highly competitive business environment. As a small business owner or online professional, carefully consider your outsourcing partner when looking to expand your business and make it globally competitive.  When considering a company for outsourcing, make certain that they are equipped to handle the ebb and flow needs of your business when scaling up, and when scaling down!

Should I buy a car which is categorized as a finance repossession?

I checked this preowned car, and AA said there is an existing finance agreement against the car, which is a hire purchase.

I told the dealer, and he said this is a finance repossession. He said the finance company has cleared the car.

Obviously I will speak directly to the finance company. But do you think it is advisable to buy this type of car? It is a Nissan Almera, so quality-speaking, it should be good.

Info On Corporate Finance And Investment And investment Banking And Finance

The field of corporate finance deals with the decisions of finance taken by corporations along with the analysis and the tools required for taking such decisions. The principle aim of corporate finance is enhancing the corporate value and at the same time reducing the financial risks of the company. In addition to this, corporate finance also deals in getting the maximum returns on the invested capital of the company. The major concepts of corporate finance are applied to the problems of finance encountered by all type of firms. Corporate finance group deals with medium and large corporate clients and offers complete solutions to meet our clients’ financial requirements. The management of corporate finance attempts to maximize the firm’s value by making investments in the projects that have a positive yield. The finance options for such projects have to be done in a proper manner.

Achieving the goals of corporate finance requires that any corporate investment be financed appropriately. Management must therefore identify the optimal mix of financing-the capital structures that result in maximum value. Management must also attempt to match the financing mix to the asset being financed as closely as possible, in terms of both timing and cash flows. Many factors should be considered like investment objectives, policy frameworks, institutional structure, sources of financing and expenditure framework etc. There are various considerations where shareholders pay tax on dividends, companies may elect to retain earnings, or to perform a stock buyback, in both cases increasing the value of shares outstanding etc. Thus, the goal of corporate finance is the maximization of firm value. In the context of long term, capital investment decisions, firm value is enhanced through appropriately selecting and funding NPV positive investments. These investments, in turn, have implications in terms of cash flow and cost of capital.

Investment banking is one of the most global industries and is hence continuously challenged to respond to new developments and innovation in the global financial markets. It deals with raising capital, trading in securities and managing corporate mergers and acquisitions. Investment banks earn profit from companies and governments by raising money through issuing and selling various securities. There are many investment banks operating in the field of investment banking and finance. Investment banks, or I-banks, issue securities, manage portfolios of financial assets, trade securities, help investors purchase securities, provide financial advice, and support services. Finance areas are responsible for an investment bank’s capital management and risk monitoring. By tracking and analyzing the capital flows of the firm, the Finance division is the principal adviser to senior management on essential areas such as controlling the firm’s global risk exposure and the profitability and structure of the firm’s various businesses.

When raising capital for a firm, an investment bank is acting as an intermediary between investors and the issuer. Capital raised can come from private investors or from pools of capital obtained within the public markets. They also engage in numerous proprietary activities in the financial markets. Investment banks also provide merger and acquisition services, both on the buy and sell side of a deal. The buy side involves identifying and facilitating the acquisition of a target company, while the sell side involves taking a client company to market at auction and identifying and facilitating the sale to a high bidder or acquirer with a strong strategic fit.

New products with higher margins are constantly invented and manufactured by bankers in hopes of winning over clients and developing trading know-how in new markets in the field of investment banking. Product coverage groups focus on financial products, such as mergers and acquisitions, leveraged finance, equity, and high-grade debt. Thus, investment banking and finance can be one of the best options for your investment management and capital structuring.
